Studio & garden addition

Set in the Garden Suburb Heritage Conservation Area, this addition uses a simple roof with an asymmetrical ridge to pull its mass away from the western boundary and keep it out of the streetscape. Hardwood pergola and windows, stone and painted-weatherboard cladding and a metal-pan roof give it an elegant, timeless character that doesn't compete with the original home.

The existing boundary garage became the springboard for the design: a new stair and entry lead to a first-floor studio bedroom overlooking the pool, while the garage itself opens up with expansive glazed doors to work as extra entertaining space. A new rear veranda links home, garage and studio through a timber-lined pergola, and a reworked master suite gains an ensuite and study.

Two-storey pool addition

Dumaresq Street, Hamilton East

The adjoining neighbour to the studio addition, this home follows the same principle — building into the footprint of an existing boundary garage — but answers a different brief. A new two-storey form adds a ground-floor living room and garage opening to the pool, with a studio, bedroom, living area and balcony above, all overlooking the outdoor areas.

A hipped "cathedral" roof ties the addition back to the original home in a contemporary way, its high point pushed east to limit overshadowing of neighbours and its impact on the street. Red brick, lightweight cladding and full-height glazing hold the link between old and new.

The Garden Suburb Heritage Conservation Area is, in the council's words, fiercely protected — and these owners had already had a Development Application refused and were worn down by the process. By carefully reading both the council's requirements and the owners' priorities, our redesign won Development Approval without asking them to give up what mattered to them.

On a highly visible corner lot beside a major road, a two-storey extension references the 1940s home but is cleanly separated from it by a delicate copper-clad link. A new pool and timber pergola add amenity and shade the harsh western sun, a detailed brick fence screens the outdoor areas for privacy, and inside the art-deco character carries through in curved joinery and ornate cornices.
